50% payment for accommodation costs is at the time of the reservation. The remaining balance is due 21 days prior to the check in date and will be automatically drafted from the card on file.

3 days prior to your check in there will be a $500 hold, per property, placed on the card that was used at the time of booking. This is a Security deposit that will be released 72 hours after checkout, assuming that no damage (outside of typical wear and tear) was inflicted upon the property. Thank you!

As such, please read it carefully - it’s a binding contractual agreement that governs: ★ your reservation with us ★ our cancellation policy ★ the fees associated with violating our rules ★ the other terms and conditions governing your stay with us For convenience, we’ll refer to this Agreement throughout as either the “Rental Agreement” or, simply, the “Agreement.” Also, we’ll refer to ourselves (which includes our employees, officers, and agents) as “Carebnb” or “we” or “us” and we’ll refer to you as either our “Guest” or, simply, “you.” Let’s start with a few basics: How to stay like a local (minus the local). There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit. That being said, to help you have the best stay possible, we have a few tips for you on staying the Carebnb way: 1. You’re living like a local, be respectful of the other locals. It’s important to respect neighbors. Just remember, you may be on vacation but sometimes neighbors aren’t. If the police get called, you may be evicted and will forfeit your payment in full. 2. All of our Rental Units are smoke-free environments. If you smoke, you need to step completely outside of the property. If there are cigarette butts, burn marks or signs of smoking, you will be hit with a fee. Save your money and don’t smoke on porches, in garages or walk-ways! 3. Pets are awesome, but they are only allowed if the listing you booked specifically allows pets. All homes that allow pets have a pet fee that must be paid if you wish to bring a pet. The pet fee must be paid separately and is not included in any rate online, unless otherwise specified. 4. Absolutely no events including any guests that are not specifically listed on your reservation (If you throw a party, we will find out and your stay will be immediately terminated with no refund given and you will be charged a minimum of a $500 fine + the cost of any and all damages). This does not include bachelor and bachelorette parties, as long as every guest staying at the property is accounted for under the guest amount. 5. Your friend, your responsibility. Pretty simple: if you invite them to the Rental Unit, you’re responsible for their actions (If they break, you buy). 6. While watching a million people get out of a clown car is hilarious, there are occupancy rules Carebnb must follow for each of our units. As stated above, please make sure each guest staying at the property is accounted for under the total guest count! 7. We’re here to help! If you need something, reach out to us! 8. Five Star Commitment. We try our very best to deliver a great experience but you should be aware that you are booking a vacation rental. We are not a hotel with hundreds of rooms or some big company with gazillions of dollars and armies of staff. We're a small team trying to bring love and joy to the world. That's why we created Carebnb and our awesome guests are why we continue. We promise to treat you better than we expect to be treated and we ask that you do the same. We want your vacation to be perfect just as much as you do. Just remember that we are all human and our homes are no different than yours - sometimes the unexpected happens. If it does, we promise to spring into action and do everything we can to resolve it. If you have any issues or are unhappy, you promise to call, text or email us like a good friend so we can get you back to happy. To shoot it to you straight: We have a no jerk policy. If you are a jerk, please don't book with us - we do not negotiate with terrorists! 9. We love gifts, but the greatest gift is making sure you don’t leave anything behind. To avoid paying a fee to have us recover and send lost items back to you, it’s worth taking a few extra minutes! We are not responsible for items left behind and cannot guarantee that we will find them. 10. Ugh, here’s the hard one. Should you break anything, really mess something up, or decide to stay longer than your agreed upon length of stay, we have the right to charge you additional fees, but we’d really rather not (and, we’re sure you’d rather not too!). 11. Refunds and Cancellations are determined by the website you book on (airbnb, vrbo or our direct booking website) and the listed policy! We must stick to these listed policies (this is a two way street). Additional details can be found below. Other than that, almost anything goes (using basic common sense, of course)! So, get out there and explore! Need some advice on local eats, activities, etc.? We’re happy to help. We want all of our guests to have the most amazing stay. Thank you for choosing Carebnb. Now for the specifics: Here are the specific terms and conditions for your stay, as well as a list of fees associated with each violation of this Agreement (not that you'll need it!): 1. AGREEMENT TO BE BOUND. This Agreement defines our terms and conditions. By booking a Rental Unit from Carebnb, you’re agreeing to: (a) accept the terms and conditions of this Agreement; (b) follow the rules; and (c) accept the consequences described in this Agreement if you break the rules. 2. TERM OF AGREEMENT. This Agreement takes effect when you make your Reservation, continues through 4:00 p.m. local time on your check-in date, and expires upon relinquishment of the Rental Unit. Early check-ins and late check-outs must be authorized in writing by a representative of Carebnb. 3. RESERVATIONS require a payment of one hundred percent (100%) of the total rental charges, due at the time the Reservation is booked. If the reservation is made using a third party website, the terms and conditions of that website apply. 4. CANCELLATION. Need to cancel your Reservation? No problem, please initiate the cancellation from your end, as we can’t as hosts that are heavily penalized for cancellations, do it from our end. 5. REFUNDS. The stated refund policy will be followed, on the booking website (airbnb or vrbo) 6. SUBSTITUTION OF ACCOMMODATIONS. Unforeseen circumstances may cause your confirmed Rental Unit to become unavailable (this is very rare, and only happens in extreme situations), Carebnb will do everything in it’s power to place you in a similar, if not better listing, or you will have the option to cancel your stay for a 100% refund. 7. HOTEL VS VACATION RENTAL. Is a vacation rental better than a hotel? We think so but the truth is, they are different products and there is a major difference between them. We don’t have a front desk and do everything online. It’s convenient but a little different than some people might be used to. 8. CREDIT CARD AUTHORIZATION; To book one of our properties directly you will need to provide a credit card that matches the name and state/federally issued of the individual booking the property. 9. SECURITY DEPOSITS. There will be a $500 security deposit, per home, hold placed on the card that you used at the time of booking. This will be placed 72 hours prior to your check in, and will be released 72 hours after your checkout (assuming there is no damage). 10. OCCUPANCY LIMITS. Please respect the occupancy limits listed in the listing description. If you exceed the listed maximum, you will automatically forfeit your entire security deposit. You also risk being evicted without refund at our discretion. 11. PUBLIC RECORDS CHECK. Carebnb conducts a public-records search on all prospective occupants of our Rental Units. To do so, we’ll need each occupant’s full name, date of birth and, when requested by Carebnb, a government-issued photo ID. Carebnb reserves the right to cancel a Reservation if the public records search shows any information that we, at our sole discretion, feel would increase the risk of damage to our Rental Units. We also reserve the right to share all occupants’s names, Rental Unit assignment, and arrival/departure dates with the property owner, who also has the right to cancel your Reservation. Carebnb reserves the right to share with property staff the names of occupants who are authorized to be on the property. If cancellation occurs as a result of a public records search, you will be entitled to a full refund. 12. MINIMUM AGE REQUIREMENT. Guests must be 23 years of age or older to make a Reservation, and the Guest who made the Reservation must be present for the duration of the stay. If the Guest who made the Reservation isn’t present during the stay, occupants may be removed from the Rental Unit and the Reservation may be canceled without refund. 13. FALSIFIED RESERVATION. If you make your Reservation fraudulently, or through misrepresentation of fact, your Reservation will be canceled, and you’ll lose any payments you’ve made. You agree that Carebnb will not be liable for any injury or damage to property or people that results from such a Reservation, and you agree to indemnify Carebnb as described in this Agreement. 14. EXCESSIVE NOISE. Carebnb is committed to respecting our neighbors and to promoting a peaceful, safe, memorable experience for all our guests. You agree to refrain from any activities that would disrupt the peace of neighboring properties and rental units. In other words, no excessive noise, smells, lights...you get it. Keep your stuff to yourself. You agree to comply with the property’s rules, including quiet hours, and to all local noise regulations. We may use technology, such as NoiseAware, to monitor volume levels in the Rental Unit. (Don’t worry: NoiseAware is incapable of eavesdropping on you. It only measures sound amplitude and it can’t record or transmit words.) If law enforcement or the building staff are called because of the actions of you or your party, it’s at your sole risk and expense, and it may result in additional charges and/or immediate eviction without a refund for any unused nights. 15. PROHIBITED CONDUCT. You, other occupants of the Rental Unit, and any guests, invited or otherwise (“your party”), agree not to break the law or engage in activities that may disturb or threaten the rights, comfort, health, safety, or convenience of others, including Carebnb employees, building staff, building residents, or other Carebnb guests. Prohibited conduct includes, without limitation, the following activities: disrupting Carebnb’s business operations; verbal or physical harassment; manufacturing, delivering, possessing with intent to deliver, or otherwise possessing a controlled substance or drug paraphernalia; engaging in or threatening violence; possessing a weapon prohibited by state law; discharging a firearm; displaying or possessing a gun, knife, or other weapon in the common area in a way that may alarm others; storing anything in utility closets that house any gas appliances; tampering with utilities or telecommunications, including wireless access points and alarm systems; bringing hazardous materials into the apartment community; or taking any action that would injure or derogate from Carebnb’s reputation in any way, including making any untrue allegations against Carebnb to others, whether online or otherwise. 16. EVICTION. You are responsible for the actions of your party, whether those actions take place in the Rental Unit or on the property. You and your party may be evicted by Carebnb, the building’s management, or other lawful authorities for violating the rules of conduct set forth in Section 15 of this Agreement. You and your party can also be evicted for failure to vacate the Rental Unit by checkout time, for failure to pay required fees, for failing to comply with any of the rules listed in this Agreement, for failure to adhere to the property’s rules, for smoking in the Rental Unit or on the balconies, for the presence of unauthorized pets in your Rental Unit, for noise violations or for disturbing the peace, or for unlawful actions of you or your party. 17. GUEST LIABILITY. You are responsible for insuring your personal items and those of any occupants and people you invite to your Rental Unit. You agree to be held liable for damage to your Rental Unit and its contents that occurs during your stay, excluding normal wear and tear. If your actions or the actions of your party cause the Rental Unit to become uninhabitable, you agree to pay the cost to repair and the posted nightly rate until the Rental Unit becomes habitable again. 18. USE OF PREMISES AND AMENITIES. While you’re staying with us, you agree to follow the property’s rules, including those pertaining to the use of swimming pools, saunas, spas, exercise rooms, and laundry facilities. Importantly, glass containers are prohibited in pool areas. You are responsible for keeping your Rental Unit neat and orderly. The Rental Unit and common areas are to be used for residential purposes only, and no commercial, industrial or retail activity can be conducted unless authorized in writing by Carebnb. Carebnb is not responsible for amenities or services that are closed, out of service, or cannot be used for any reason. No refunds shall be issued for such unavailability of amenities or services. 19. VACATING. When your Reservation expires, you agree to vacate the Rental Unit – voluntarily and peacefully. And, you agree to leave the Rental Unit clean and in good condition, excluding ordinary wear and tear, of course. 20. REFUNDS FOR ISSUES OUTSIDE CONTROL. Some things are out of Carebnb’s control, and we won’t issue refunds for them. This list includes, but isn’t limited to: (a) environmental noise; (b) personal emergencies of Guest; (c) flight delays or other travel-related issues; (d) inclement weather which includes power outages at the property as well as access to the property on city roads; (e) internet or cable connectivity problems; (f) any states of emergency or government-declared evacuations or pandemics; or (g) any delay or failure caused by acts of God or other causes beyond Carebnb’s reasonable control, including fire, flood, earthquake, accident, storm, explosions, strike or labor dispute, act of war, and terrorism. Any such event, and any other event specifically identified in this Agreement, shall be deemed a “force majeure” event. We highly recommend buying travel insurance to cover these types of events that Carebnb is not responsible for refunding. 21. VACATION RENTAL INSURANCE We highly recommend vacation rental insurance, such as: https://www.insuremytrip.com/travel-insurance/quote/?newQuote=true. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverages such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. Additional terms and conditions apply; please read your Description of Coverage/Policy carefully and contact Generali Global Assistance at 866-999-4018 with coverage questions. 22. DAMAGES. Any damage to the Rental Unit or the property by you or your party will be charged to your credit card. Broken or missing items will be included in these charges. 23. REPORTING OF PROBLEMS. If you experience a problem with your Rental Unit during your stay, report it on the airbnb/vrbo messenger to our team or by going to https://carebnbllc.com/help. We’ll do our best to fix the problem. 24. NATURE OF OCCUPANCY. This Agreement does not give you rights as a tenant, and Carebnb retains the right to control, manage, and possess the Rental Unit. You do not have the right to exclude Carebnb from the Rental Unit, and, at the expiration of this Agreement, Carebnb has the right to remove anyone in the Rental Unit as trespassers. 25. INDEMNIFICATION. You agree to indemnify, defend and hold harmless the Property Owner, Carebnb and its directors, shareholders, officers, employees, and agents from and against any damages, claims, costs (including reasonable attorneys’ fees and costs) and liabilities, whether for personal injury, property damage, breach of contract damages, or otherwise, arising (a) in relation to this Agreement or a breach thereof, or (b) from any act or omission of Guest, Rental Unit occupants or any invitees of Guest, provided that Guest’s indemnity obligations shall not extend to the extent caused by the negligent or willful wrongful acts of Carebnb. 26. WAIVER. The waiver by Carebnb of any breach by Guest of the provisions of this Agreement shall not constitute a continuing waiver or a waiver of any subsequent breach by Guest of the same provision or any other provision in this Agreement. 27. RIGHT OF ENTRY. Carebnb and the building property staff have the right to enter your Rental Unit if necessary. 28. TERMS. The section headings in this document are not limiting and do not affect the interpretation of this Agreement. Whenever the singular number is used in this Agreement, and when required by the context, the same shall include the plural and vice versa, and the masculine gender shall include the feminine and neuter genders and vice versa. 29. SEVERABILITY. Each provision of this Agreement is an independent clause, and if any one provision is unenforceable, that doesn’t affect the enforceability of any other provision. If any portion of this Document shall be declared unenforceable for any reason, the unenforceable portion shall be considered severed from the Document and the remainder of the Document shall not be affected and shall be valid and enforceable to the fullest extent permitted by law. 30. GENERAL LIABILITY WAIVER. You are fully responsible for your family, any guests and invitees and fully responsible for any and all risks of injury or death. By staying at one of our properties, you release and hold harmless Carebnb and its members, principals, agents, officers, employees, and representatives as well as the owner of the property. You understand that your stay involves risks that include, but are not limited to, serious bodily injury and/or death. Some of the risks may include, but are not limited to drowning, falling, sports injury, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during your stay, and the condition of the Property. You understand that other risks or events that are known or unknown, anticipated or unanticipated, may result in serious bodily injury and/or death. 31. ROOFTOPS, BALCONIES & TERRACES WAIVER. If the property includes a balcony, rooftop terrace, deck or pavilion, you agree to hold Carebnb harmless and assume all risks and liability. Further, you acknowledge and understand that we advise all guests against standing on any raised surface, leaning over any railing or fence, jumping, climbing or running on rails, walls or surfaces of these structures. 32. ASSUMPTION OF RISK. You understand that the description of the risks in this Agreement is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death. You agree to fully and forever release and discharge, and not to sue Carebnb (or its members, officers, employees, or representatives) or the Owner of the Property, for any injuries or damages, including property damage that may result from arise out of or be related in any way to my rental and stay at the Property. If any portion of this Document shall be declared unenforceable for any reason, the unenforceable portion shall be considered severed from the Document and the remainder of the Document shall not be affected and shall be valid and enforceable to the fullest extent permitted by law. 34. ENTIRE AGREEMENT. We both agree that this Agreement contains our entire understanding with respect to your booking with Carebnb and supersedes any other agreement between us, whether written or oral. Neither one of us can change or amend this Agreement without the other’s written consent. 35. GOVERNING LAW AND VENUE. This Agreement shall be governed by the laws of the state of Tennessee without regard to its principles of conflicts of laws. We both agree that the sole venue for any mediation or judicial action related to this Agreement shall be in Davidson County, Nashville, Tennessee. We both consent to personal jurisdiction of the State and Federal courts sitting in Nashville, Tennessee. WE BOTH WAIVE THE RIGHT TO TRIAL BY JURY. 36. ATTORNEYS’ FEES. In the event of any dispute, suit, or action arising from this Agreement or otherwise relating thereto, we shall be entitled to an award of our reasonable attorney’s fees and costs and expenses of litigation and collection should we prevail. 37. REMEDIES. In the event of any dispute, suit, or action arising from this Agreement or otherwise relating thereto, we shall each have all remedies available at law and equity; provided, except as otherwise set forth in this Agreement, we each hereby waive the right to recovery of consequential damages, incidental damages, damages for mental or emotional distress or injury, punitive damages, and exemplary damages. 38. CANCELLATIONS: If a trip is cancelled 60 days prior to your arrrival, we will provide a full refund, minus fees collected by the payment collection system (typically 1.5%). If a reservation is cancelled 30-60 days prior to your check in date we will provide a 50% refund. If a reservation is cancelled within 30 days of the check in date you will receive the cleaning fee as a refund. 39. FEE SCHEDULE: you grant us permission to charge your card on file for any fees or incidentals incurred before, during or after your stay. We will notify you if you have a balance due. Please understand this fee schedule exists only to deter bad actors who plan on causing chaos and damage to our properties. We have no intention of excessively or randomly charging fees to five star guests.
